Designing and building your custom home will be exciting and you’ll have many choices to make during the process. A bit of planning up front can pay dividends down the road by minimizing, or even eliminating costly changes during construction. Remember, when it comes to building your new home, fewer changes equals lower cost.
After an initial consultation to exchange ideas, we’ll send you home with a set of plans to look at, think about, and write all over. Then, you’ll come back for a meeting where we discuss how to combine your dreams with our plans.
Here is a summary of the design-build process that should help to allay any concerns you have about building a new home. It is our goal to help you enjoy this deeply rewarding experience.
Getting Started:
There are three ways to get your home started with Hallbeck:
1. Our
Long Lasting Design
plans are ready to build. These designs may already be priced, or can be priced quickly. If you have time constraints, this may be the best option for you.
2. You may choose to take one of our
Long Lasting Designs
and customize it by working with our experienced design team to merge ideas with another plan or to suggest substantial changes of your own. This option will incur some additional design fees.
3. You may also bring clippings from magazines or your own ideas and let our design team do the hard work. This takes a little more time and it may require several rounds of revisions to achieve the perfect plan
If you already have a plan, we are happy to move to the Cost Proposal stage.
Cost Proposal:
After a plan is selected, a Cost Proposal is written and changes or clarifications are noted and finalized. When accepted, the plans, General Specifications and a Contract for Construction are assembled, signed and approved. Two copies of Plans, Specs and Contracts are generated, one of which Hallbeck Homes retains and one of which is dispersed to the Owner.
Selections:
You have some important and exciting choices to make as we finalize the materials for your new home. You may have already made some of these selections as part of our initial design consultations, but we would like to clarify them before ordering materials. You will receive information explaining your options throughout the course of construction. Most selections can be made in our showroom, but you may have the opportunity to visit one or more of our Selection Partners to view some custom items.
Construction Meetings:
When we meet to confirm your selections, we will also review changes to the contract, discuss the status of construction, and answer any questions about the construction or schedule. Remember, your contract price need never change. Unless you add or delete design features, the price on the contract the day you sign will be the same price you pay. If, at any time before or after this meeting, you have questions, please call our office. We want you to be comfortable with the building process!
Orientation/Customer Service:
Throughout the construction process, our superintendents will be checking the work to ensure that that it meets our
Quality Construction
standards, as well as all applicable building codes. Upon completion of your new home, we will conduct an orientation walk-through with you and your family prior to closing to demonstrate how your systems work. We will show you the locations of important features like power and water shutoffs, and lawn irrigation controls. In rare cases, we will compile a “Punch List” of items that may need to be finalized.
Warranty and Service:
The Hallbeck Homes commitment to

doesn’t end just because construction has been completed. Our comprehensive Customer Service Agreement will protect your new home long after you’ve settled in.
Hallbeck Homes offers a 1-year warranty on virtually everything in your home. In the unlikely event that issues arise, we have a 60-day or an 11-month warranty service. You just let us know what the problem is by sending us the Customer Service Order Form and we will call to schedule an appointment at a time that is convenient for you. If there is an emergency, please call the Subcontractor or our office.
