Guidelines and Tips for your New Home:
Basement:
Ejector Pump
• If you notice water around the ejector pump call the plumber.
Electrical Panel
• The electrical panel has small boxes next to a few of the breakers. This is a safety feature for moisture in the lines.
• If a breaker trips in bathrooms, check the outlet (ground faults), then check the box for any breakers tripped.
• If a breaker is off and will not turn back on it is a bad breaker. Call the electrician.
Furnace filter
• Master control for the furnace is located just to the left of the furnace equipment (light switch).
• The furnace filter will need changed more often for a few months due to the new construction and dust. Change one month from now and then a couple months later. Regularly change every 4-6 months.
• Furnace filters sized 16x20x1.
• If you notice that one room is cold while the others are not, please call HVAC contractor to come and balance the system.
• The dampers in the home are electronic and will turn on and off as necessary.
• All gas valves need to be in line to be on.
Humidifier
• Humidity can be set at 30 percent. If moisture is noted on the windows turn the humidity down. If you are being shocked by static electricity in the home turn the humidity up.
• Do not dry out the home too fast. You will notice the casing on the doors cracking if the drying is too fast.
• During the summer the humidity can be turned off.
• Change the filter on the humidifier when needed. Check around the fall season of the year.
Sump Pump
• The sump pump has a back up water driven pump. If the power is off the pump will continue to work. If the power is not off and the back up pump is running call plumber.
• Once a year you can spray WD40 around the pump.
Water heater
• The water heater valve should be in line with the lines to be on. If you notice that you are running out of hot water turn the gauge up.
• If you notice a small amount of water below the water heater it may be the blow out, which is a safety feature to prevent it from getting too hot.
• If the blow off water happens on a regular basis, you may need to turn the heater down or call the plumber.
Water meter
• The water meter is in the room to the right of the stairs. If you have any type of running water you can turn the valve to the off position to stop water flow. There is a valve on either side of the meter that will shut the water off. When the valve is parallel to the pipeline the water is flowing.
• There is a triangle in the center of the meter that when moving will indicate water is running in the home.
Fireplace:
Under the fireplace is a master off switch. To relight the pilot…turn the valve to pilot and click the ignitor.
Garage:
Vacuflo
• Vacuflo container will need emptied as needed (when full). Locks on the side to remove the container.
• There is a filter screen in the system that may need sweep off with hand while container is off. May only need cleaned in the summer time.
Garage doors
• Doors have sensors at the bottom which prevent the door from closing if something is obstructing it.
• Wall openers have a small button on the LEFT side of each pad that if pressed will prevent any remotes from opening the door.
• The exterior keypad can be programmed to run both garage doors.
Kitchen:
Under sink valves for water lines. Valves on the LEFT side (hot) are for the dishwasher shut off. Valves on the RIGHT side (cold) are for the refrigerator shut off.
If you notice water running from either appliance turn off valve. You can also shut off water at the main shut off in the basement.
Garbage disposal has a wrench under the sink if something should be stuck.
Remember that the range hood is very powerful and will pull the conditioned air in your home out the vent. If you notice the house seems too warm when cooking, watch the range hood fan.
Master Bathroom:
Make sure the water line is above the jets in the tub before turning them on.
Security system:
Call for an appointment to set your security system up. At that time they should be able to answer any questions and set your system up accordingly.
Thermostats:
The thermostats can be programmed. For simple change use “Hold Temp” and choose temperature setting.
Throughout the home:
All shut off valves for every sink in the home are located under the sink itself.
There are Fire and Carbon Monoxide alarms throughout the entire home. These units are separate from the security system.
The security system also offers Smoke and Heat sensors to be installed when they set the security system up.
Once a year you can check the vents for the crawl space. Open in the spring, close in the fall.
